Stages of Home Building in new home building is divided into 6 stages, these represents significant milestone in the whole process :

  1. Site Preparation
  2. Base or Slab Stage
  3. Frame Stage
  4. Lock up Stage
  5. Fix Stage
  6. Completion Stage

Let’s go in depth of each of these stages and understand in easy language :

1. Site Preparation

In this stage, Builder clear the land of shrubs & vegetation & excavate the site to get the land ready for pouring the slab.

2. Base Stage

Base stage is related to pouring of slab on the site, it could be concrete waffle slab or stump foundation. This is also the stage when after completion the lender has to release completion of base stage payment to Builder.

3. Frame Stage

In Frame stage , wall & roof structure been built. In Australia, wall frames are usually  built from timber but it could be steel as well. Roof Structure is known as Roof Trusses built from timber or steel, its engineered way of getting the roof stable to bear all the loads. In this process, fitting of internal & external walls , roof trusses & sheeting is done.  Once the frame is ready another payment is released to the builder.

4. Lock Up Stage

As the name suggests, simply in this process , the house is sealed from external to internal, also known as enclosed stage This is done through secure installation of windows, doors, roof, brickwork & wall cladding to your home. It also includes getting insulation done on walls & getting ceiling ready for sheeting. All interior is fitted out in the Lock up stage.

Progress Payment released after the Lock Up stage is done.

5. Fix Stage

In includes all internal fit outs like, Architraves, skirting boards, door handles trimming, cabinetry all electrical & plumbing work which includes, switches & light fittings. Progress Payment released after the fix stage is done.
